This Rental Agreement is made and entered into this Date on form (the "Effective Date") by and between K&K Property Ventures LLC, a Limited Liability Company organized and existing under the laws of the State of New York, with its principal place of business at 4618 Ridge Rd W, Spencerport, NY 14559 ("Landlord"), and Renter's Name listed on form ("Renter"). 1. Property Description: The property being rented is described as Indoor Dome (72,00 square feet) located at 4618 Ridge Rd W, Spencerport NY 14559. ("the "Property"). 2. Term: The term of this rental agreement shall be for a period of hour(s) listed on form, commencing on dates and times listed on form. 3. Rent: The rent for the Property shall be $550.00 per hour, payable in advance. The total rent due for the rental period is $550 times the number of hours. Total Rent - calculated based on number of hours on this form. Payment is due upon signing this agreement and can be made via Venmo, Zelle, Credit Card/Checks should be made payable to K&K Property Ventures LLC. 4. Use of Property: The Renter shall use the Property solely for specific purpose of rental - "training sessions". and shall not use the Property for any unlawful or prohibited purpose. The Renter is responsible for any damage to the Property caused by the Renter or their guests. 5. Cleaning and Maintenance: The Renter is responsible for leaving the Property in a clean and orderly condition at the end of the rental period. 6. Liability: The Renter agrees to indemnify and hold harmless the Landlord from any and all claims, liabilities, damages, and expenses arising from the Renter's use of the Property. 7. Default: Failure to pay rent when due or any breach of this agreement shall constitute a default. In the event of a default, the Landlord shall have the right to terminate this agreement and pursue any remedies available under the law. 8. Governing Law: This agreement shall be governed by and construed in accordance with the laws of the State of New York. 9. Entire Agreement: This agreement constitutes the entire understanding between the parties and supersedes all prior negotiations and agreements, whether written or oral. 10. Severability: If any provision of this agreement is held to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
